It’s now known that Fagen Auto Parts plans to close their Danville location and consolidate with their Champaign store. But what’s all involved in getting the new buyer in place? New Lease Development, LLC out of Fort Worth, Texas plans to put up both a 7-Brew drive-thru coffee shop and a Take 5 Oil Change location. But as Danville Community Development Administrator Logan Kronk reminds us, you can’t just tear one structure down and put up two more. Lot’s of I’s need to be dotted and T’s crossed, including with the State of Illinois.
AUDIO: Route 1 is controlled by IDOT, so the city isn’t even making the calls for that. So they have to do their own studies, and the developer’s going to have to submit a traffic plan to control, or try to find out, how much traffic is going to be generated out on to Route 1; and see what’s safe. Can they even go out on to Route 1, first of all?
The project is on the agenda for this coming Thursday’s Danville Area Planning and Zoning Commission meeting, and Kronk says there’s lots to go over from from adjusted lot lines to drainage and more. The key Thursday will be what, if any, adjustments to the plan are requested by the commission.
AUDIO: So if the Planning and Zoning approves, or conditionally approves, asking for some changes; if those changes are made the semi-final plat can then move on to the City Council meeting, with the final plat. And if approved at the City Council meeting; the semi-final plat, and final plat, will go to be recorded; and those will be the new lot lines for the Fagen site.
Thursday’s meeting begins at 5:15 in the City Council Chambers.
