The Danville Area Planning and Zoning Commission has approved the planned subdivision of the Fagen Auto Parts property at Vermilion and Liberty. New Lease Development out of Fort Worth, Texas plans to put up both a 7-Brew drive-thru coffee shop, as well as a Take 5 oil Change location.
It was stated by the developer’s representative at Thursdays commission meeting that both sites will be strictly drive-thru, without any entrance into the buildings being necessary. Customers will get their coffee at a drive-thru window, and stay in their vehicles during a quick oil change.
The subdivision needs to go to the Danville City Council at their next meeting. Also approved were variances, which do not have to go before the Council, allowing the developer to have the buildings five feet rather than the usually required ten from the property line. Danville Community Development Administrator Logan Cronk says, in addition, the city has asked the developer to make some improvements to curbing along Liberty, where one entrance would be.
Another thing needed will be approval from the Illinois Department of Transportation of the developer’s plans to move the entrance from Vermilion back a bit from the traffic lights compared to where it is now.
AUDIO: So the semi-final plat reflects a wider entrance, first of all. And they’re pushing it as far back from the light as possible to make it safer. This is completely in IDOT’s world. They will get the final permitting for the Route 1 ingress and egress. (For) the Liberty (entrance), the city has asked politely for the curb to be improved, and the entrance to be installed to our specifications.
Speculation is the IDOT approval could come in May, allowing work to begin in June. The next full Danville City Council meeting date is Tuesday, April 19th.
