One could lead to the construction of a new restaurant where Red Lobster was previously located along North Vermilion Street. The other agreement is needed to clear the way for a recreation center and restaurant along West Fairchild Street. They would be in the building previously occupied by some Carle Clinic medical offices at Fairchild and Gilbert Streets.
Ross Lane Holdings LLC is proposing the redevelopment of property at 311 West Fairchild Street into a regional family entertainment center. It would include a trampoline park, arcade, toddler playground, party rooms, and restaurant. The developer is proposing spending at least $2.9 million dollars…but is seeking some financial help from the City of Danville. The City is being asked to make available 23.33 percent of the final project cost. It is not to exceed the lessor of $700-thousand-dollars, or the actual cost of the developer’s Tax Increment Financing Eligible Redevelopment project costs.
The City would also provide another incentive – agreeing to rebate 50-percent of the sales taxes along with half the food and beverage tax money collected at the West Fairchild site over ten years.
Solutions Group Real Estate LLC is proposing the construction of a new restaurant where Red Lobster was located at 3217 North Vermilion Street. Under the proposal to be considered at Tuesday night’s city council committee meeting the city would demolish the existing building and clear the site. But prior to the city starting demolition work the developer must provide proof the premises have been leased for at least ten years. And within one year of the full city council approving the agreement the developer must submit plans for the construction of a new restaurant at the site.
The development agreement states restaurants that would be acceptable for the site include Chick Fil’ A, Raising Canes, Panera, Panda Express, Chipotle, Texas Roadhouse, Longhorn Steakhouse, Logan’s Roadhouse, or Outback Steakhouse.
The City of Danville would reimburse the developer $300-thousand dollars for costs associated with the development.
The Public Works Committee of the Danville City Council meets at 6:00 p.m. Tuesday, December 9, 2025, at the Robert E. Jones Municipal Building at 17 West Main Street.
