Solutions Group Real Estate Development Planner Jason Gigot addresses Danville City Council Public Works Committee.
By a pair of 7-0 votes, the Danville City Council Public Works Committee has approved two major projects for consideration by the full council. The first involves the old Carle Building at 311 West Fairchild. Ross Lane Holdings has created a “311 West Fairchild Danville LLC” division for plans to turn the old Carle facility into a family play and entertainment center; which would include a trampoline park, arcade, toddler playground, and restaurant.
Community Development Administrator Logan Cronk explained that the city would provide an immediate TIF district payment of $700,000 back to the developer, with a projected $300,000; based on sales revenue; over the first ten years of operation. Cronk says that first the entire building has to be, what he called “white boxed” down to the foundation, allowing the new facility to be built.
AUDIO: But the entire incentive package in the agreement is to completely construct this into a children’s entertainment center and restaurant. It’s full of office spaces right now, so it all needs to be torn out first. They wanted incentive after that stage is completed, and then they’ll finish it by building out trampolines, rock walls, restaurants, you name it; for all of the entertainment purposes.

The second project involves Solutions Group out of Northbrook wanting to take the old Red Lobster on North Vermilion, and turn it into a new restaurant complex. Cronk says the first thing the city will do is spend an estimated $80,000 to preside over the tearing down of the old Red Lobster.
AUDIO: We obviously won’t know how much it costs until either we put it out to bid, or the city of Danville performs the demolition ourselves. But our demolition manager has quoted it. We reached out to a couple contractors to see what they would charge to tear it down. So we thought $80,000 was a good conservative number to budget in the actual contract itself, as an incentive.
Solutions Group Development Planner Jason Gigot was there to address the council committee, and indicated he has interest in other Danville sites as well. For Danville’s Mayor Rickey Williams, Jr; that means big time hope for the future.
AUDIO: I’m excited that Mr. Gigot has been trying to get to Danville for over two years now. That means he really believes in us; he believes in the location. And he has developments all over the country, as you heard; over 20 states he’s done developments in. So, I’m very excited; because if this project goes well, I believe we can expect more.
Both projects are scheduled to be on the Tuesday, December 16th City Council meeting agenda.
