The former Gardenview Manor nursing home at 14792 Catlin-Tilton Road is for sale.
According to the property website LoopNet, the 74,800 square feet health care building is being offered at $975,000. The property totals 11.71 acres. It was built in 1979 and operated as a regional senior living/skilled nursing facility. The 213-room facility closed in late summer 2023. The listing states the property “has a mixture of recently remodeled wings and areas that need refreshed that have been used as storage. Commercial kitchen infrastructure remains with the property along with several medical furniture and equipment. Commercial laundry facility includes heavy-duty washers and dryers. Heating and air includes in-room PTAC (packaged terminal air conditioner) units along with central boiler system. City utilities. Great opportunity to reinvest in the property to rebrand a senior living community or repurpose to multifamily or self-storage.”
It’s been on the market since April 2024.
Main Place Properties Broker Zane Peterson, whose office is in Decatur, said “it’s been on the market a full month or two. We have had some good inquires and good conversation.”
He said it’s an ideal fit for another nursing home group to revamp and operate it or it could be converted into alternative uses such as muti-family repurpose or self-serve storage.
A News-Gazette story from last year stated the nursing home had filed a voluntary closure plan with the state, according to the Illinois Department of Public Health. It was to close on or before Aug. 13, 2023.
The former Danville nursing home was a facility of Premier Healthcare of Illinois. According to the resident-relocation notification letter submitted with the closure plan, the reason for the closing was staffing challenges.
“Due to staffing challenges, which were secondary to the pandemic, the facility has decided to close,” stated the 2023 letter signed by Kathy Eyre, relocation manager for Skokie-based Premier Healthcare Management.
According to the Vermilion County Clerk’s Office, AT Properties has recently paid back taxes on the property.
Tilton City Administrator Tiffany Jones stated, “I believe Aaron Troglia (or one of his companies) bought it on back taxes and is now trying to sell it.”
Troglia couldn’t be reached for comment.
